Built in 1984 as an office building, and strategically located between Harvard Square and MIT, Longfellow Real Estate Partners purchased the property to re-position the building to life science use. It contains 5 floors, plus a basement and is 75,000 sf.
The best-in-class renovation includes conversion of the second, third, and fourth floors. All new infrastructure was installed including new roof-top air handling units, high induction fans and natural gas generator. A mechanical penthouse was added to the roof. New MEP/FP systems support the buildings new use and fireproofing added for horizontal control areas. A re-designed lobby provides a new identity. Because the building is located in a predominately residential area, careful consideration was given to air quality dispersion and acoustics.
R E Dinneen designed spec. labs to aid in the marketing of the property, and contributed to the development of building standards and the tenant design manual. R E Dinneen also provided tenant-fit design services for many of the tenants.
The project received LEED Gold certification.
