620 Memorial Drive, Cambridge, MA
Dating back to the early 20th century, 620 Memorial Drive totaling 97,000 sf, is comprised of 5 stories, plus 2 partial basements. It had been renovated and added on to numerous times – most recently in the 1990’s. MIT Investment Management Company (MITIMCo) purchased the property and sought to evaluate the building’s most effective development potential.
R E Dinneen completed a detailed Feasibility Analysis and was then retained to provide comprehensive design services. The program called for renovations to meet current state-of-the-art standards for multi-tenant, life science occupancy. Additionally, two market-ready spec labs on the first floor were designed for incubator tenants. New common tenant amenities include: re-designed lobby, shared conference rooms, multi-purpose cafe, new shower facilities, renovated restrooms, and common area signage. New finishes, lighting, furnishings and artwork were selected to reflect a bright and energetic environment. MEP/FP systems were upgraded to accommodate a 50/50 office laboratory occupancy.
On the building’s exterior, wind and water testing was performed to evaluate infiltration. Selected aluminum windows were replaced and extensive replacement gasketing, caulking and glazing was performed. Roof repairs and cleaning of the limestone and brick was also completed. A new landscape plan was implemented, new bike rack storage, and monumental signage for building identity added. R E Dinneen provided tenant-fit design services for all occupants.
The project received LEED Gold certification.
