Athenaeum Center, Cambridge, MA
Built in 1895 for Ginn and Company, owners of the Athenaeum Press, text books were published for many years at this location. 215 First Street has 380,000 sf on 5 floors and is reinforced concrete and single width masonry construction. In 1982 it was listed on the National Register of Historic Places, and was renovated in 2005 for office use.
R E Dinneen was retained as part of a design/build team to convert a portion of the building to lab-ready use. Comprehensive renovations include new sprinkler system, expansion of the building’s fire alarm system, new plumbing, HVAC and electrical utilities. A new mechanical mezzanine was added. All new services to the labs include RO/DI water, tepid water systems, pH neutralization system, compressed air and vacuum system. Portions of the mezzanine level were removed to create two-story lab environments along the building perimeter. Exterior work includes replacing exterior glazing in the existing windows, while preserving the buildings historic character.
R E Dinneen designed prototypical laboratory environments to aid in leasing. A café and conference center were designed as shared tenant amenities. R E Dinneen also provided tenant-fit design services to many tenants within the building.
